All rented property must have a gas safety check annually in order to receive a
Gas Safety Record (also known Gas Safety Certificate or CP12). This is a legal requirement for landlords that must be carried out every year by a
Gas Safe engineer.
The safety check is carried out on all appliances such as gas hobs and gas boilers that are on the property.
As a landlord, you're responsible for the safety of your tenants. Your duties apply to appliances and flues in occupied residential properties. You must ensure that appliances are working correctly and guard against the dangers of carbon monoxide.
